Inventory Down; Average Sales Around $180,000

Summer is officially over and school is in session. Inventory dropped from 69 single family homes for sale on Sept. 1 to 60 homes on Oct. 1. In the case of single family homes, the average listed price is $220,707 down from last months' $246,705.

There are 135 lots for sale, down from 141 last months.

There are three commercial property and multifamily home listings which is up from last month. We have seen the average days on the market shorten from 177 to 137. Decreases in average listed price just means that there are more lower priced homes on the market compared to the first nine months of the year.

This issue's featured homes are back on the market after being off for the summer. Listed at $339,000, 590 Pointing Rock is a two bedroom, two bath, 1929 sq. ft. home with a Solar heated pool front courtyard and enclosed back yard. In addition to the bedrooms, there is an office/den. The living room has built-in cabinetry and there is a wet bar off the kitchen.

573 Anza Park Trail is listed for $895,000 and is 2,983 sq. ft. with four bedrooms, four bathrooms. The spacious floor plan boasts master and guest bedrooms downstairs with separate entry for an upstairs bedroom, bath, and den. HOA fee includes road maintenance, tree trimming and gate entry. Five homes are currently under contract ranging in price from $111,000 for a home in Sun Gold to $200,000 for a home in Ocotillo Heights. The average listed price for homes under contract is $161,400 or $98.74 per sq. ft.

The average listed price is up slightly $417.00 while the average price per sq. ft. is down $9.54.

The homes under contract are, 306 Velite and 1907 Falchion in Sun Gold, 362 Wranglers in Golf Club Annex, 3446 Carillo in Unit G and 768 Rango Way in Ocotillo Heights.

Three homes sold in September ranging in price from $134,900 for a 3BR Modular Home in Ocotillo Heights to $160,750 for a 3BR home in Rams Hill.

To date, 83 homes have been sold. Valley wide, the average sales price is $182,078 or $110.86 per sq. ft. This number includes homes in mobile home parks. Removing these, the average sales price increases to $188,614 or $113.90 per square foot.

Breaking down sales by neighborhood, Borrego Springs Park 1 sold for an average price of $135,000 or $90.73 per sq. ft. Borrego Springs Park 2 sold for an average price of $170,750 or $114,48 per sq. ft. Club Circle East sold for an average price of $27,083 or $40.30 per sq. ft. Club Circle West sold for an average price of $60,000 or $59.52. DeAnza Golf Estates sold for an average price of $329,129 or $124.14 per sq. ft. deAnza Villas sold for an average price of $93,000 or $62.63 per sq. ft. Deep Well sold for an average price of $162,664 or $113.81 per sq. ft. Indian Head Ranch sold for an average price of $369,900 or $67.38 per sq. ft. Ocotillo Heights sold for an average price of $134,380 or $94.26 per sq. ft.

Rams Hill Casita sold for an average price of $120,000 or $101.10 per sq. ft. Rams Hill sold for an average price of $264,465 or $139.59. Sun and Shadows sold for an average price of $67,001 or $63.99 per sq. ft.

Sun Gold sold for an average price of $121,200 or $84.17 per sq. ft. Unit B sold for an average price of $280,000 or $148.74 per sq. ft. Unit D sold for an average price of $360,000 or $151.26 per sq. ft. Unit E sold for an average price of $135,750 or $107.57 per sq. ft. Unit F sold for an average price of $203,333 or $125.28 per sq. ft. Unit G sold for an average price of $124,392 or $103.88 per sq. ft.
