Dive in now - homes are still selling in the desert

Homes are selling and the phone is ringing. This is not your typical summer in the desert. Inventory dropped from 72 single family homes for sale on July 1 to 66 homes on August 1. There are 141 lots for sale, down from 143 last month. There are seven commercial property and multifamily home listings which is down two last month. In the case of single family homes, the average listed price is $259,564 down from last months $274,266. We have seen the average days on the market increase from 170 to 178. As I noted last month, an increase in the days on the market during our slow season is an expected trend. Decreases in average listed price just means that there are more lower priced homes are on the market compared to the first 5 months of the year.

In the spotlight this month are two very different homes. 2151 Rams Hill Dr. Listed for $350,000, this 2,263 sq. ft, 3 bedroom, 2.5 bathroom Santa Fe Style home has open views of the golf course to the north. Walled courtyard surrounds the home. The 3 car garage has an office space as well as a deck on the roof. Two sides of the house have patios that extend from the house into the yard area. There are citrus trees with decking on the back of the house. Lots of windows that look out of the living room and dining room to the north. The home has dark wooden doors that give charm to this get away desert home. Located on a corner lot in Sun Gold, 2002 Quintain is 1,336 sq. ft and has 2 bedrooms and 2 bathrooms. It features fabulous views from the pool which faces the west. Good sized rooms, stained concrete flooring and a stone fireplace.


Seven homes are currently under contract ranging in price from $90,000 for a home in Unit G to $329,900 for a home on the golf course at DeAnza Golf Club. The average listed price for homes under contract is $185,971 or $106.79 per square foot. Although the average listed price is down, the average square foot is up. This just means smaller homes are being sold. The homes under contract are, one home in de Anza Country Club, one home in Vista Villas, one home in Sun gold, one home in Ocotillo Heights, One home in Rams Hill, one home in Unit B and one home in Unit G.


Nine homes sold in June ranging in price from $131,500 for remodeled home in Unit E to $340,000 for a former horse ranch.

To date 74 homes have been sold. Valley wide, the average sales price is $1 or $107.59. This number includes homes in mobile home parks. Removing homes in mobile home parks, the average sales price increases to $184,378 or $112.22. This is $0.63 less than last month. Breaking down sales by neighborhood, Borrego Springs Park 1 sold for an avg. price of $135,000 or $90.73 per sq.. foot. Borrego Springs Park 2 sold for an avg. price of $170,750 or $114,48 per sq.. ft. Club Circle East sold for an avg. price of $27,900 or $40.36 per sq. ft. Club Circle West sold for an avg. price of $60,000 or $59.52. De Anza Golf Estates sold for an avg. price of $281,550 or $120.44 per sq. ft. de Anza Villas sold for an avg. price of $93,000 or $62.63 per sq. ft. Deep Well sold for an avg. price of $162,664 or $113.81 per sq. ft. Indian Head Ranch sold for an avg. price of $369,900 or $67.38 per sq. ft. Ocotillo Heights sold for an avg. price of $134,250 or $95.91 per sq. ft. Rams Hill Casita sold for an avg. price of $120,000 or $101.10 per sq. ft. Rams Hill sold for an avg. price of $295,488 or $147.98. Sun & Shadows sold for an avg. price of $67,001 or $63.99 per sq. ft. Sun Gold sold for an avg. price of $124,900 or $76.53 per sq. ft.
